Maintenance Technician

The Maintenance Technician is responsible for maintaining our apartment community with 300 units in Albany, NY.  We expect the Maintenance Technician to assist in maintaining the physical integrity of the community by providing a quality living environment for our residents at all times. In addition, this individual is responsible for responding to all resident requests for maintenance service in a courteous and professional manner; following through on completion of these work requests; communicating with residents/owners regarding problem work requests and making the necessary arrangements to resolve the problems. Daily activities would include:

  • Recognize potential problems and take appropriate action
  • Performing duties such as installing, troubleshooting, repairing and maintaining facility equipment
  • Work orders
  • Operates with OSHA standards and company safety policies

The Maintenance Supervisor is responsible for maintaining our apartment community with 356 units in Baltimore, MD.  The Maintenance Supervisor is responsible for all aspects of the physical maintenance of the property.  This includes maximizing the value of the property with systemized operations, maintaining a first-class property with curb appeal, creating a safe environment for our residents & employees, maintaining & servicing all equipment and providing excellent, 24-hour maintenance service. 

We expect the Maintenance Supervisor to assist in overseeing the physical assets, general maintenance repairs, apartment make-readies, preventative maintenance and construction or rehabilitation projects.  In addition, this individual is responsible in enforcing staff compliance with company policies and procedures to all of the maintenance team.  Daily activities would include:

  • Recognize potential problems and take appropriate action

We are seeking an experienced Maintenance Technician who will rotate from multiple sites based on the needs of our portfolio.  This individual will be based in Manchester, NH and will serve those properties within that area.  The Multi-Site Maintenance Technician assists in maintaining the physical integrity of our communities by providing a quality living environment for our residents at all times.  In addition, the Multi-Site Maintenance Technician is responsible for responding to all resident requests for maintenance service in a courteous and professional manner; following through on completion of these work requests; communicating with residents regarding problem work requests and making the necessary arrangements to resolve the problems. This position will be on-call every three weeks.

Daily activities would include:

  • Recognize potential problems and take appropriate action

Property Manager

This individual should maximize the value of the property with systemized operations be creating a profit, having budget awareness and maintaining high occupancy. The Property Manager supervises all site employees and oversees staff compliance with company policies and procedures.  Daily activities would include:

  • Prepares financial reporting
  • Market Analysis
  • Aware of product, local market conditions and trends
  • Mentors staff to build an effective team
  • Supervises all collection activities
  • Communicates with residents on a daily basis
  • Codes and improves all invoices
  • Meets with contractors/vendors for bids on projects
  • Responds and assists with all emergencies at the property

To perform the job successfully, a Bachelor’s degree from a four-year College or University is preferred.  Qualified candidates must have 3-5 years of experience in a property management setting as well as knowledge of industry software systems such as MRI, Yardi, Nexus, etc. Previous supervisory experience is favored.

Property Accountant - Development

The Property Accountant is responsible for all duties relative to producing monthly financial reports for managed properties.  This individual focuses on journal entries, bank reconciliations, financial statement preparation and accounts receivable.  Job functions would include:

Development

  • Assist Development Project Managers with all active development projects, including monitoring and documenting all expenditures and accurately code invoices to proper job cost and general ledger accounts.
  • Review monthly draw packages/funding requests to banks, partners and internal sources for accuracy and completeness.
  • Update monthly cash projection reports and tracking/reporting of all project “sources and uses” documents.
  • Record and post necessary accruals, adjustments, etc on a timely basis, ensuring accuracy.
  • Maintain all accounting files and records, including work papers on each project including project costing, support schedules and analyses.
  • Assist in pro-forma development/analysis, budget preparation, cash flows and financial reports required for the projects.
  • Coordinate the Project closeout processes and documentation with management and the corporate accounting team to ensure a smooth transition from the development project phase to an operating property.

Property and Asset Management

  • Communicate regularly with Property Managers and Ownership of the properties the Property Accountant is responsible for.
  • Record and reconcile financial information on a daily and monthly basis - includes recording and posting necessary accruals, adjustments, depreciation, accrued interest, etc.
  • Analyze revenues and expenses, ensuring accuracy on a monthly, and annual basis.
  • Perform and assist with month-end close procedures including preparation of monthly balance sheet and income statement account reconciliations.
  • Maintain organized and accurate work papers with appropriate support and documentation.
  • Produce monthly financial statements including balance sheets, income statements, and budget vs. actual variance reports.
  • Assist in annual budget preparation for operating properties.

Corporate Accounting Manager

This position is responsible for overseeing the day-to-day activities of the corporate accounting support team and accounts payable team. In addition, this individual will perform accounting and analysis functions associated with the preparation of monthly financial statements for the corporate entities, and perform daily payroll activities including processing our bi-weekly payroll (430 employees in 7 states).

Essential Duties and Responsibilities:

  • Preparation of monthly corporate financial statements.
  • Responsible for all functions of preparing and distributing multi location multi state payroll and ensuring payment of associated federal and state taxes.
  • Responsible for year end W-2 review and distribution.
  • Responsible for reconciling designated balance sheet accounts; prepare a work paper on each account to support balances; keep accounts current.
  • Prepares weekly and monthly billings to multiple departments; tracks receivables and collections.
  • Responsible for reconciling bank statements and A/R cash deposits.
  • Prepare and enter monthly journal entries; review journal entries from other locations.
  • May be required to perform other duties as requested, directed or assigned.

 

Along with excellent communication skills and a “can-do” attitude, this individual MUST be a self-starter, have high attention to detail, and be a great team-player.  The successful candidate will be required to have a strong accounting background with some supervisory experience.  Experience in payroll is preferred.  The qualified candidate will be highly proficient in Microsoft Excel.  Any knowledge of ADP Payroll, MRI or Yardi property management software will be a plus as will any experience in a property management environment.

Quality Assurance Manager

We are in search of a dynamic individual to take on the role and responsibilities of Quality Assurance Manager. The responsibilities of this position include schedule and carry out quality control inspections to the standard outlined in the project specifications while maximizing the production schedule of the General Contractor.

The ideal candidate will be able to understand the scope and details of the following pre-close in inspection types: Concrete – vapor barrier, forms and reinforcement. Monitor testing and pouring of concrete for footings, foundations and flatwork. Framing - verify components, layout, assemblies and execution of the framing phase. Identify and document any fixes to structural elements, obtaining an engineer’s certification. Mechanical, Electrical and Plumbing (MEP) systems – verify components, layout and execution of HVAC, Plumbing, Fire Protection, Electrical, Cable and Phone systems.

High school diploma or general education degree (GED) and two to three years related experience in the construction field. Basic computer skills, blueprint reading and an understanding of standard construction practices is required. Any expertise in specific areas of construction or property maintenance is desired. Ability to scale measurements from blueprints and verify field measurements with a tape measure.

Ability to apply common sense understanding to carry out detailed written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations. Able to think clearly and quickly in emergency or highly pressured situations. Able to understand limits of authority and determine when issues need to move to the next management level.

Any construction related certifications including, but not limited to the following are highly desirable: erosion and sediment control certification, OSHA training, HVAC, plumbing or electrical certifications.

The successful candidate must be highly organized and proficient in MS Word, Outlook, Excel and PowerPoint as well as be able to produce weekly reports.

While performing duties of this job, the employee is frequently required to stand, walk the construction site, navigate uneven ground, ditches, construction operations and materials, and partially to fully completed buildings.
