We are seeking a motivated and experienced full time Porter for our luxury apartment community with 452 units in Chelsea, MA.  Responsibilities include maintaining a first class property with attention to curb appeal, cleaning all common areas of buildings, painting common areas as well as apartment homes, and keeping the grounds maintained.  The successful candidate must be customer service oriented as well.  Full time schedule will require weekend coverage.

The Maintenance Technician is responsible for maintaining our apartment community with 306 units in Revere, MA.  We expect the Maintenance Technician to assist in maintaining the physical integrity of the community by providing a quality living environment for our residents at all times. In addition, this individual is responsible for responding to all resident requests for maintenance service in a courteous and professional manner; following through on completion of these work requests; communicating with residents/owners regarding problem work requests and making the necessary arrangements to resolve the problems. Daily activities would include:

-Performing duties such as installing, troubleshooting, repairing and maintaining facility equipment

Roving Maintenance Technician

We are seeking an experienced Maintenance Technician who will rotate from property to property, based upon the needs of our portfolio.  This individual will be based out of our Regional Office in Woburn, MA.  This candidate will travel between Massachusetts, New Hampshire and Rhode Island; with limited responsibilities in Maine and New York.  There may also be opportunities to assist our Mid Atlantic portfolio from time to time.  The Roving Maintenance Technician assists in maintaining the physical integrity of our communities by providing a quality living environment for our residents at all times.  In addition, the Roving Maintenance Technician is responsible for responding to all resident requests for maintenance service in a courteous and professional manner; following through on completion of these work requests; communicating with residents regarding problem work requests and making the necessary arrangements to resolve the problems.

Daily activities would include:

-Recognize potential problems and take appropriate action
-Performing duties such as installing, troubleshooting, repairing and maintaining facility equipment
-Work orders
-Traveling to different sites in the portfolio
-Operates within OSHA standards and company safety policies

To perform the job successfully, this individual must be able to complete each essential duty satisfactorily. The requirements listed above are representative of the knowledge, skill, and/or ability required.  Qualified candidates must have 2-3 years in related experience/training as well as a High School Diploma; or general education degree.  The successful candidate will have knowledge of and the ability to perform hands-on general maintenance work in appliance/equipment repair, minor electrical repair, plumbing, painting and basic carpentry.  HVAC certification is a plus.  Reliable transportation is a must.

Bookkeeper / Accounting Assistant

The Accounting Assistant is responsible for performing all duties relative to ensuring that transactions are properly recorded and that supporting documents are present and correct. The Accounting Assistant performs routine calculations, reconciliations and bank transactions.  Job functions would include:

DISTRIBUTIONS

Prepare paperwork (check requests and transfers) for periodic distributions once the distribution spreadsheet has been approved by the Corporate Controller and President.
Initiate distribution disbursements; input and authorize invoices for payment;  input and record electronic funds transfers in bank software and property management software;
Generate email to investors once electronic funds have been sent;
Record distribution receipts for all internal entities; and
Maintain History of Investments spreadsheet on a current basis.

CORPORATE

Enter and code all corporate invoices;
Copy reimbursement invoices for billing by the Payroll Accountant;
Reconcile corporate reimbursement accounts on Rent Roll to General Ledger;
Prepare allocation of interest income for Dolben Clients;
Reconcile Dolben Clients Quickbooks activity to general ledger;
Reconcile Dolben Clients General Partner Quickbooks activity to General Ledger; and
Contact for Corporate Vendor questions.

This individual must have experience with Excel and MS word.

Maintenance Supervisor

The Maintenance Supervisor is responsible for maintaining our apartment community with 306 units in Revere, MA.  The Maintenance Supervisor is responsible for all aspects of the physical maintenance of the property.  This includes maximizing the value of the property with systemized operations, maintaining a first class property with curb appeal, creating a safe environment for our residents & employees, maintaining & servicing all equipment and providing excellent, 24 hour maintenance service. 

We expect the Maintenance Supervisor to assist in overseeing the physical assets, general maintenance repairs, apartment make-readies, preventative maintenance and construction or rehabilitation projects.  In addition, this individual is responsible in enforcing staff compliance with company policies and procedures to all of the maintenance team.  Daily activities would include:

-Recognize potential problems and take appropriate action
-Performing duties such as installing, troubleshooting, repairing and maintaining facility equipment
-Assign or complete work orders
-Operates with OSHA standards and company safety policies
-Secures the maintenance shop at all times
-Handles resident complaints/problems

Part Time Accounting Assistant

The Accounting Assistant is responsible for maintaining billing, collections, and invoice exceptions. The Accounting Assistant reviews accounts payable and coordinates the internal audit prep. The Accounting Assistant will support the accounting team with additional tasks as needed.

Regional Property Manager

The Regional Property Manager is responsible for overseeing the operation of the assigned property portfolio by:

*identifying and responding to the owner's needs, goals and objectives;  
*developing yearly operating budgets & marketing plans; and
*directing the preparation of financial statements and reports. 

In addition, the Regional Property Manager is responsible for identifying and implementing creative programs to increase the property value and manage daily property activities in such a manner as to win and maintain the respect and goodwill of all residents through exceptional customer service. 

The ideal candidate will have strong leadership skills coupled with excellent interpersonal skills.  The successful candidate must be able to handle numerous tasks simultaneously and work well under pressure. 

To perform the job successfully a Bachelor’s Degree from a four-year college or university is preferred.  Qualified candidates must have five years of experience in a property management setting as well as knowledge of industry software systems such as MRI, yardi, Nexus etc.   CAM and/or CAPS designation a plus.

To perform the job successfully, an Associate’s degree from a two-year College or technical school is preferred.  Qualified candidates must have 1-3 years of experience in a property management setting as well as knowledge of industry software systems such as MRI, Yardi, Nexus, etc. Weekend availability and flexible schedule required. This is a 20 hour a week position.

Maintenance Technician

The Maintenance Technician is responsible for maintaining our apartment community with 302 units in Greenbelt, MD.  We expect the Maintenance Technician to assist in maintaining the physical integrity of the community by providing a quality living environment for our residents at all times. In addition, this individual is responsible for responding to all resident requests for maintenance service in a courteous and professional manner; following through on completion of these work requests; communicating with residents/owners regarding problem work requests and making the necessary arrangements to resolve the problems. Daily activities would include:

-Recognize potential problems and take appropriate action
-Performing duties such as installing, troubleshooting, repairing and maintaining facility equipment
-Work orders
-Operates with OSHA standards and company safety policies

To perform the job successfully, this individual must be able to complete each essential duty satisfactorily. Candidates must have a car and be available to take on call. Daily activities would include:
