The Assistant Property Manager is responsible for managing this high energy community with 175 units in Townson, MD.  We expect the Assistant Property Manager to create the greatest possible satisfaction and well-being of all individuals associated with the community while being consistent with the goals & objectives of the company. This individual works in conjunction with the Property Manager to oversee the daily activities of the community including leasing, collections, resident relations, maintenance, general office administration and policy & procedure compliance.  Daily activities would include:

  • Monthly lease renewals
  • Delinquency
  • Leasing and leasing paperwork preparation
  • Rent collection, fair housing practices
  • Corporate outreach

Groundskeeper

The Groundskeeper is responsible for maintaining our luxury apartment community with 203 units in Cary, NC.  We expect the Groundskeeper to uphold a first class property with attention to curb appeal, cleaning all common areas of building, painting common areas as well as apartment homes.  Keeping the grounds maintained is critical.  This individual must recognize potential problems and take appropriate action to avoid further recurrence. Daily activities would include:

  • Possesses the initiative to make decisions and notify the proper personnel.
  • Water and maintains lawn areas/maintain common areas
  • Follow emergency/safety procedures per OSHA guideline
  • Make minor repairs to equipment

To perform the job successfully, this individual must be able to complete each essential duty satisfactory. We expect the Maintenance Supervisor to assist in overseeing the physical assets, general maintenance repairs, apartment make-readies, preventative maintenance and construction or rehabilitation projects.  In addition, this individual is responsible in enforcing staff compliance with company policies and procedures to all of the maintenance team.  Daily activities would include:

-Recognize potential problems and take appropriate action
-Performing duties such as installing, troubleshooting, repairing and maintaining facility equipment
-Assign or complete work orders
-Operates with OSHA standards and company safety policies
-Secures the maintenance shop at all times
-Handles resident complaints/problems

The Maintenance Technician is responsible for maintaining two communities in Mitchellville and Largo, MD.  We expect the Maintenance Technician to assist in maintaining the physical integrity of the community by providing a quality living environment for our residents at all times. In addition, this individual is responsible for responding to all resident requests for maintenance service in a courteous and professional manner; following through on completion of these work requests; communicating with residents/owners regarding problem work requests and making the necessary arrangements to resolve the problems. Daily activities would include:

-Work orders

We are looking for a candidate with the following skills:

Appliances
Air Conditioning
Heating and Heat Pump experience
Electrical

Capable of performing sustained manual labor
Ability to work in inclement weather
Must be on-call

Make ready units for new move-ins
Have a working knowledge of HVAC systems and be able to maintain, repair and replace HVAC systems – HVAC Certified
Communicate effectively with residents, vendors, and the community

Part-Time Pool Attendant

We are seeking an experienced Maintenance Technician who will rotate from property to property based on the needs of our portfolio.  This individual will be based in our regional office in Odenton, MD and will primarily serve these area portions of our portfolio.  The Roving Maintenance Technician assists in maintaining the physical integrity of our communities by providing a quality living environment for our residents at all times.  In addition, the roving maintenance technician is responsible for responding to all resident requests for maintenance service in a courteous and professional manner; following through on completion of these work requests; communicating with residents regarding problem work requests and making the necessary arrangements to resolve the problems.

Daily activities would include:

-Recognize potential problems and take appropriate action
-Performing duties such as installing, troubleshooting, repairing and maintaining facility equipment
-Work orders
-Operates with OSHA standards and company safety policies

The Maintenance Technician is eligible to take advantage of educational offerings that are available to ensure continued growth professionally:

-Dolben University
-NAA Designations, such as CAMT

To perform the job successfully, this individual must be able to complete each essential duty satisfactorily. The requirements listed above are representative of the knowledge, skill, and/or ability required.  Qualified candidates must have 2-3 years in related experience/training as well as a High School Diploma or general education degree.
