Assistant Property Manager

The Assistant Property Manager is responsible for managing this high energy community with 164 units in Bedford, MA.  We expect the Assistant Property Manager to create the greatest possible satisfaction and well-being of all individuals associated with the community while being consistent with the goals & objectives of the company. This individual works in conjunction with the Property Manager to oversee the daily activities of the community including leasing, collections, resident relations, maintenance, general office administration and policy & procedure compliance.  Daily activities would include:

  • Monthly lease renewals
  • Delinquency
  • Leasing and leasing paperwork preparation
  • Rent collection, fair housing practices
  • Corporate outreach

To perform the job successfully, a Bachelor’s degree from a four-year College or University is preferred.  Qualified candidates must have 1-3 years of experience in a property management setting as well as knowledge of industry software systems such as MRI, Yardi, Nexus, etc. This position has Saturday hours.

Saturday work availability is required for this position.

Maintenance Supervisor

The Maintenance Supervisor is responsible for maintaining our apartment community with 234 units in Randolph, MA.  The Maintenance Supervisor is responsible for all aspects of the physical maintenance of the property.  This includes maximizing the value of the property with systemized operations, maintaining a first class property with curb appeal, creating a safe environment for our residents & employees, maintaining & servicing all equipment and providing excellent, 24 hour maintenance service. 

We expect the Maintenance Supervisor to assist in overseeing the physical assets, general maintenance repairs, apartment make-readies, preventative maintenance and construction or rehabilitation projects.  In addition, this individual is responsible in enforcing staff compliance with company policies and procedures to all of the maintenance team.  Daily activities would include:

  • Recognize potential problems and take appropriate action
  • Performing duties such as installing, troubleshooting, repairing and maintaining facility equipment
  • Assign or complete work orders
  • Operates with OSHA standards and company safety policies
  • Secures the maintenance shop at all times
  • Handles resident complaints/problems

Porter

We are seeking a motivated and experienced full time Porter for our luxury apartment community with 452 units in Chelsea, MA.  Responsibilities include maintaining a first class property with attention to curb appeal, cleaning all common areas of buildings, painting common areas as well as apartment homes, and keeping the grounds maintained.  The successful candidate must be customer service oriented as well.  Full time schedule will require weekend coverage.

Property Accountant - Development

The Property Accountant is responsible for all duties relative to producing monthly financial reports for managed properties.  This individual focuses on journal entries, bank reconciliations, financial statement preparation and accounts receivable.  Job functions would include:

Development

  • Assist Development Project Managers with all active development projects, including monitoring and documenting all expenditures and accurately code invoices to proper job cost and general ledger accounts.
  • Review monthly draw packages/funding requests to banks, partners and internal sources for accuracy and completeness.
  • Update monthly cash projection reports and tracking/reporting of all project “sources and uses” documents.
  • Record and post necessary accruals, adjustments, etc on a timely basis, ensuring accuracy.
  • Maintain all accounting files and records, including work papers on each project including project costing, support schedules and analyses.
  • Assist in pro-forma development/analysis, budget preparation, cash flows and financial reports required for the projects.
  • Coordinate the Project closeout processes and documentation with management and the corporate accounting team to ensure a smooth transition from the development project phase to an operating property.

Property and Asset Management

  • Communicate regularly with Property Managers and Ownership of the properties the Property Accountant is responsible for.
  • Record and reconcile financial information on a daily and monthly basis - includes recording and posting necessary accruals, adjustments, depreciation, accrued interest, etc.
  • Analyze revenues and expenses, ensuring accuracy on a monthly, and annual basis.
  • Perform and assist with month-end close procedures including preparation of monthly balance sheet and income statement account reconciliations.
  • Maintain organized and accurate work papers with appropriate support and documentation.
  • Produce monthly financial statements including balance sheets, income statements, and budget vs. actual variance reports.
  • Assist in annual budget preparation for operating properties.
