Part-Time Leasing Consultant

The Leasing Consultant is responsible for being a great team member of this high energy community with 240 units in California, MD.  We expect the Leasing Consultant to create the greatest possible satisfaction and well-being of all individuals associated with the community while being consistent with the goals & objectives of the company. This individual works in conjunction with the rest of the office by responding to telephone inquiries, interviewing prospective residents, conducting site tours, preparing and completing lease paperwork as well as data entry. Daily activities would include:

-Ability to take a prospect from traffic to resident
-Maintain closing ratios
-Aware of the surrounding to make sure that the property is kept in excellent condition
-Collect rental deposit
-Process all rental paperwork

Regional Property Manager

We are in search of a dynamic individual, who will be based in Odenton, MD, to manage multiple residential apartment communities in Maryland & Virginia. 

The Regional Property Manager is responsible for overseeing the operation of the assigned property portfolio by:

*identifying and responding to the owner's needs, goals and objectives;  
*developing yearly operating budgets & marketing plans; and
*directing the preparation of financial statements and reports. 

In addition, the Regional Property Manager is responsible for identifying and implementing creative programs to increase the property value and manage daily property activities in such a manner as to win and maintain the respect and goodwill of all residents through exceptional customer service. 

The ideal candidate will have strong leadership skills coupled with excellent interpersonal skills.  The successful candidate must be able to handle numerous tasks simultaneously and work well under pressure. 

To perform the job successfully a Bachelor’s Degree from a four-year college or university is preferred.  Qualified candidates must have five years of experience in a property management setting as well as knowledge of industry software systems such as MRI, yardi, Nexus etc.   CAM and/or CAPS designation a plus.

Part-Time Groundskeeper

The Groundskeeper is responsible for maintaining our luxury apartment community with 258 units in Odenton, MD.  We expect the Groundskeeper to uphold a first class property with attention to curb appeal, cleaning all common areas of building, painting common areas as well as apartment homes.  Keeping the grounds maintained is critical.  This individual must recognize potential problems and take appropriate action to avoid further recurrence. Daily activities would include:

-Possesses the initiative to make decisions and notify the proper personnel.
-Water and maintains lawn areas/maintain common areas
-Follow emergency/safety procedures per OSHA guideline
-Make minor repairs to equipment

This individual works in conjunction with the Property Manager to oversee the daily activities of the community including leasing, collections, resident relations, maintenance, general office administration and policy & procedure compliance.  Daily activities would include:

Daily activities would include:

-Performing duties such as installing, troubleshooting, repairing and maintaining facility equipment
-Work orders

Part-Time Porter

We are seeking a motivated and experienced Part-Time Porter for our apartment community with 215 units in Revere, MA.  Responsibilities include maintaining a first class property with attention to curb appeal, cleaning all common areas of buildings, painting common areas as well as apartment homes, and keeping the grounds maintained.  The successful candidate must be customer service oriented as well.  This position will be scheduled for 24 hours per week. Some weekend and on-call required.

Maintenance Supervisor

The Maintenance Supervisor is responsible for maintaining our apartment community with 187 units in Odenton, MD.  The Maintenance Supervisor is responsible for all aspects of the physical maintenance of the property.  This includes maximizing the value of the property with systemized operations, maintaining a first class property with curb appeal, creating a safe environment for our residents & employees, maintaining & servicing all equipment and providing excellent, 24 hour maintenance service. 

 

We expect the Maintenance Supervisor to assist in overseeing the physical assets, general maintenance repairs, apartment make-readies, preventative maintenance and construction or rehabilitation projects.  In addition, this individual is responsible in enforcing staff compliance with company policies and procedures to all of the maintenance team.  Daily activities would include:

  • Recognize potential problems and take appropriate action
  • Performing duties such as installing, troubleshooting, repairing and maintaining facility equipment
  • Assign or complete work orders
  • Operates with OSHA standards and company safety policies
  • Secures the maintenance shop at all times
  • Handles resident complaints/problems

Property Accountant

The Property Accountant is responsible for all duties relative to producing monthly financial reports for managed properties.  This individual focuses on journal entries, bank reconciliations, financial statement preparation and accounts receivable.  Job functions would include:

 

  • Preparing year-end audit packages
  • Preparing mortgages for payment
  • Reconciling escrow accounts and mailing bills to financial institutions
  • Reconciling monthly statements
  • Calculating interest payments and processing to appropriate accounts
  • Monitoring and managing cash balances on assigned properties
  • Collaborating with departments for problem resolutions

Property Accounting Manager

We are seeking a self-starter to join our accounting team and make an immediate impact.  The Accounting Manager is responsible for reviewing financials & books prepared by property accountants; reviewing & preparing yearend audit packages for third party accountants; participating in the annual budget process for assigned portfolio; reviewing yearend financial statements & tax returns and performing monthly review of rental activity including rents, vacancy & collections.  In addition, the Accounting Manager will be responsible for the supervision, training & development of assigned staff and establishing & maintaining positive working relationships with owners, lenders, auditors and property management.
