We are seeking a motivated and experienced Part-Time Porter for our apartment community with 215 units in Revere, MA.  Responsibilities include maintaining a first class property with attention to curb appeal, cleaning all common areas of buildings, painting common areas as well as apartment homes, and keeping the grounds maintained.  The successful candidate must be customer service oriented as well.  This position will be scheduled for 24 hours per week. Some weekend and on-call required.

Part-Time Leasing Consultant

We are seeking an experienced and energetic Part Time Leasing Consultant to join our team at two communities with 263 apartment homes in Penacook, NH. The Leasing Consultant is responsible for responding to telephone inquires, meeting with prospective residents, conducting property tours and preparing and completing lease paperwork as well as data entry. 

The successful candidate will not only have exceptional interpersonal & communication skills but will also have a sales driven attitude.  Customer service experience and/or leasing experience. 

This position will work 24 hours per week. Work on Saturdays is a must.

Maintenance Technician

We are seeking a part time experienced Maintenance Technician to join our team at our three apartment communities, with 115 units, in Beverly, MA.  The Maintenance Technician assists in maintaining the physical integrity of the community by providing a quality living environment for our residents at all times.   In addition, the maintenance technician is responsible for responding to all resident requests for maintenance service in a courteous and professional manner; following through on completion of these work requests; communicating with residents/owners regarding problem work requests and making the necessary arrangements to resolve the problems.  Additionally, the Maintenance Technician will be required to respond to maintenance calls after hours on an “on-call” basis as directed and scheduled by the Maintenance Supervisor. 

The successful candidate will have knowledge of and the ability to perform hands-on general maintenance work in appliance/equipment repair, plumbing and carpentry.  A minimum of two years experience in apartment maintenance is preferred but not required.

Financial Analyst


The Dolben Company, Inc. is a property management company specializing in managing apartment communities in New England and the Mid-Atlantic states.  We are seeking a self-motivated financial analyst with real estate experience.       

This position is responsible for performing a myriad of analytical duties associated with operating a portfolio of multifamily properties. 

Essential Duties & Responsibilities:

• Create, model & maintain excel and other files on a large portfolio of assets that will require periodic updates, changes in market assumptions and adjustments to operating expenses, capital disbursements, leverage analysis and other income.
• Formulate and update monthly and quarterly reporting packages on financial results as well as other ad hoc reports.
• Understand and master a multitude of financial systems and processes and provide support as needed including standardized reporting and analysis of results across a portfolio.
• Perform various property valuation and investment return analysis, including buy/sell/hold and refinancing feasibility.
• Provide analytical support on new acquisition and development opportunities.  Prepares reports, analyses and other documents as needed.
• Prepare/ensure annual reporting and certifications to lenders and regulatory authorities completed and ensure compliance.
• Support monthly reporting processes which include operating metrics, variance reporting, cash forecasting, and capital expenditures.
• Recognize and highlight key operating trends and assist in the preparation of quarterly financial operating results commentary for ownership.
• Summarize key information relating to new acquisitions/developments to communicate to Accounting/Property Management.  Document periodic filing requirements from lenders, owners and other documents.
• Coordinate implementation of quarterly financial reporting to owners/investors through an electronic investor portal.
• Prepare quarterly financial report to investors as assigned.
• Tax Reporting
o Track state tax filing requirements
o Prepare miscellaneous tax returns
o Document compliance with tax filing requirements
o Manage tax notice resolution
o Calculate/review estimated tax payments/withholdings
o Create, model & maintain tax allocation spreadsheets Federal & State – quarterly
o Update valuations – quarterly
o Prepare internal 1099s, 1098s or other forms for owners and internal entities
o Review and submit 1099 submission to IRS.

Required:
• A minimum of 3 years work experience in the finance and/or real estate industries.  Preferred experience may include multifamily, debt underwriting, asset management, due diligence or financial reporting.
• Bachelor degree in business, finance or accounting.
• Exceptional analytical skills with a mastery of Excel.
• A strong work ethic, the strength to thrive in a dynamic and demanding work environment, and an ability to meet critical deadlines.
• Excellent critical thinking skills and the ability to make confident business decisions under tight deadlines.
• Strong detail orientation.
• Solid accounting and finance knowledge
• Ability to communicate, both verbal and written, with all levels of management.

Preferred:
• Prior experience with budgeting/forecasting and underlying derivers of operational, financial and cash flow performance
• Ability to develop accurate explanations for trends and succinctly communicate such trends and recommendations. 
• Multifamily operating system experience is preferred (MRI, Yardi)

Property Accountant

We are seeking a full time Property Accountant who is self-driven, goal orientated, and who can work independently in our Corporate Office in Woburn, MA.  The property accountant is responsible for all duties relative to producing monthly financial reports for managed properties.  Monitors and manages cash balances on assigned properties.

This person is responsible for preparing year end audit packages, reconciling bank statements on a monthly basis, as well reconciling escrow accounts and mailing bills to financial institutions for payment when needed.  Other duties include preparing journal entries for books, calculating and processing interest payments on notes payable, as well as assisting with special projects when needed.

The successful candidate will have a Bachelor’s degree in Accounting.  Experience with the General Ledger and Cash Receipts is a plus.  Must be proficient in MS Word and Excel.  MRI and Yardi experience is desired.  Strong oral and written skills and the ability to communicate effectively is a plus.

We are seeking an experienced Maintenance Supervisor to join our team at our apartment community with 102 units in Baltimore, MD.  The Maintenance Supervisor is responsible for all aspects of the physical maintenance of the property.  This includes maximizing the value of the property with systemized operations, maintaining a first class property with curb appeal, creating a safe environment for our residents and employees, maintaining and servicing all equipment and providing excellent, 24 hour maintenance service. 

In addition, the Maintenance Supervisor is responsible for leading his maintenance team by training, delegating, directing and supervising his staff.
